The Space

Sycamore House is a three-storey Georgian townhouse right in the centre of Hay on Wye. Cafes, bookshops, pubs, plus a deli, greengrocer, butcher and even a boutique cinema! - are all within two to five minutes walk and you can walk or cycle (bikes available to hire locally) directly from the town out into beautiful countryside - the River Wye is less than five minutes from the house, there's a wonderful wild swimming spot 15 minutes walk away; while a few-hour hike (or ten minute drive) will take you to Hay's Bluff from where the views across the surrounding countryside are spectacular. 

Right on the border of England and Wales and set within the Brecon Beacons National Park, Hay on Wye makes the perfect base to enjoy both the wild, untamed beauty of the Black Mountains and the bucolic prettiness of the River Wye, the Golden Valley and Herefordshire's 'black and white' villages. 

While the surroundings are beautiful, there's also plenty to enjoy indoors - cosy up by one of the wood burners with a book (or three!) relax in the walled garden, or cook up a feast on the Lacanche range cooker. The house is particularly well-suited for family gatherings and mixed aged groups - there are plenty of books, board games and a large selection of films to watch, a well-equipped kitchen and a location that is perfect for comings and goings throughout the day.

Note, the house comes with a private, allocated car parking space that is a two-minute walk from the house. Additional parking is available in the town’s car parks; a free car parking site is five minutes walk away and the main town car park is a similar distance on foot.

Note our changeover day is Saturdays for July & August and the minimum stay is 7 nights during July & August.

At other times of year (except Hay Festival) our weekly changeover day is a Friday, although shorter bookings are available: Friday to Monday (3 nights) and Monday to Friday (4 nights).

 
 

The SPACE

Sycamore House is a three-storey Georgian townhouse set right in the centre of Hay on Wye, the renowned welsh-border book town in the Brecon Beacons National Park. Everything that Hay has to offer is within walking distance, while some of the UK's most scenic and beguiling countryside is just a stones-throw away.

There's plenty to enjoy at the house after a day's exploration; cosy up by one of the wood burners with a (newly discovered!) old tome; relax in the walled garden; or rustle up a feast on the Lacanche range cooker. The house is particularly well-suited to family gatherings and mixed-aged groups with several living spaces, plenty of books, board games and films to entertain, plus an enviable, central location that's perfect for comings and goings throughout the day.

Living spaces comprise a convivial, eat-in kitchen with a large farmhouse dining table, ground floor and first floor sitting rooms plus a sun room which overlooks the walled garden. On the second floor there is a seating nook perfect for reading, as well as a dedicated desk area should you need to combine work and leisure!

The house also retains many original, period features including floorboards, fireplaces and its carved, wooden central staircase.

The BEDROOMS

Sycamore house has capacity for upto eight guests. There are four double bedrooms with kingsize beds, two on the first floor and two on the second. The top floor bedrooms have wonderful views across the surrounding countryside and each has an en-suite shower room. The first floor bedrooms share a large bathroom with a deep-soaking tub. The cosy, seating nook on the top floor has two single daybeds which can be arranged as sleeping quarters for children or when single beds would better suit.

The GARDEN

The house is blessed with a mature, walled garden full of colour and character. There is generous patio seating and a lawned area suitable for games, picnics and generally relaxing. Guests are welcome to make use of the herbs and in autumn, the apples!

 
 

pricing

Our standard pricing is for weekly stays for groups of upto eight guests across the four double bedrooms.

2024 Weekly prices from £1750 (low season). Please note short stays will be charged at a higher nightly pro-rata rate than any quoted week-long booking.

During the summer season we will be offering 7-night stays, beginning on a Friday.

Rate: £2100 (seven nights) plus cleaning fee.

2024 & 2025 - Christmas (Please enquire) & New Year (available)

Christmas Week: £2500 (21 to 28 December 2024)

Damage deposit £500

Cleaning fee £175 (for all stays) in addition to accommodation rates.

Dogs are welcome, but please contact us to discuss. There is a pet cleaning fee of £50 per pet.

SMALLER GROUPS 

We may be able to offer a discounted rate for smaller groups of upto four guests (use of two bedrooms only). Please note, this is in the low season only.

SHORT STAYS

We can offer 3-night weekend stays (Friday to Monday) and 4-night mid-week stays (Monday to Friday). Please enquire for details. (Please note this excludes July/August/school holidays periods, except in cases of late availability).
